Tower Site Development

IntelliSites has served as InSite Wireless Group’s western regional tower consultant since the company’s inception through its sale to American Tower Corporation in December 2020 for $3.5 billion. IntelliSites coordinated InSite’s first tower build in Las Vegas, NV and has successfully leased, zoned, and organized the construction of 100+ multi-tenant sites within the Nevada, Utah, Arizona, and California markets for over 17 years.  In April 2021, the founders of InSite Towers launched Infra Towers, LLC, which IntelliSites has partnered with and is happy to serve as their western regional tower consultant once again.  

Since November 2010, principals of IntelliSites have marketed a 200’ broadcast facility (owned by Channel 8 / Nexstar) located at Black Mountain Arden in Henderson, NV. The site serves many applications for a variety of tenants including broadcasters (KLAS), radio (KUNV), wireless communication and internet service providers. Past tower sites IntelliSites has marketed include a major multi-tenant hi-site located at Mount Potosi, NV, which they facilitated for Channel 3 & Channel 8 for 5 years before the sale to InSite Towers in 2013. The site encompassed 26+ tenants that included major broadcasters, wireless providers, utility companies, county services and government entities. And in August of 2013, IntelliSites entered into an agreement with the Nevada Amateur Radio Association of Las Vegas to market and a hi-site located at Angel’s Peak in Mount Charleston, NV before its sale to InSite Towers in January 2021.     

 IntelliSites also handled the marketing of InSite Tower’s portfolio in Nevada, Utah, Arizona, Idaho, Washington, Colorado, Montana and California having worked with most all major wireless service providers including AT&T Mobility, Nextel, Sprint PCS, T-Mobile, Verizon Wireless, Clearwire, Metro PCS, Cricket and other broadcasters, Wi-Fi, Internet, and Land Mobile Service Providers. 

IntelliSites is an experienced and capable roof-top consultant who prides itself on assisting tall building owners with ways to generate sufficient revenue from wireless applications on their roof-tops while avoiding disruptions to building operations.   In May 2012, IntelliSites was awarded the exclusive rights to market the roof-top and parking garage structure at the Allure; a 41-story luxury condominium tower located off the Las Vegas Strip, which the company just divested to InSite this past year.  

Debbie DePompei, a Principal of IntelliSites, is a seasoned veteran who thrives on finding unique and creative solutions to difficult site or zoning issues having been involved in leasing and zoning over 200      sites in Nevada, Utah, Arizona, and California.   The following is an overview of jurisdictions that she has successfully zoned sites with:

NEVADA:   City of Las Vegas, Clark County, City of North Las Vegas, City of Henderson, City of Mesquite and City of Boulder City.

UTAH:   City of St. George, Cedar City, Washington City, Washington County, Ogden City, Town of Virgin, Kane County, Garkane County and Garfield County.

CALIFORNIA:  San Diego County, Fresno County, Merced County, Tulare County, Hanford City and Imperial County.

ARIZONA:   Pima County.

The IntelliSites team is also experienced in facilitating complex outdoor distributed antenna systems, which entailed working closely with local zoning jurisdictions, Public Works, Local Utility companies and homeowner associations to successfully zone (14) node locations within Seven Hills and (19) node locations within the Anthem Master Planned Community in Henderson, NV for New Path Networks in
2009-2010.  

Todd Fuson, Principal of IntelliSites, coordinates the construction of each assigned new tower build project ensuring each third-party contractor builds to the highest standards while keeping tower development costs and delays at a minimum. Todd’s tenured history in the wireless industry affords IntelliSites with the necessary expertise of all technologies ranging from paging, two-way radio, cellular, PCS, microwave, broadcast, internet service providers and todays new technologies. IntelliSites prior extensive project coordination experience offers all the services necessary to coordinate site development including site budget preparation, ordering of materials, compliance (FAA, FCC, NEPA, SHPO, etc.) procurement of general contractors, in addition to customer’s third-party contractor equipment installations.    IntelliSites strives to coordinate sites designed to, not only meet the carrier’s needs, but also to blend in well aesthetically at the property and are properly permitted and built-in accordance with local authorities.
